Moved in and doing good
Here are some pictures of the house at this point. We have been here for about 3 weeks and we have done a few improvements already, check them out.
This the the front of the home all cut and clean.
This is a close up of the home with the new brick/wooden porch we just had built.
Don't Think you can get in. I installed a high grade dead bolt and push button door lock.
This is the backyard/playground.
We have added a large durable wooden play set, a small metal frame swing set, a big tractor tire for climbing, a large durable teeter toter, a small 120lbs. limit jungle gym, 2 small toddler play sets, a dump truck load of sand to surround the play sets, and a lot of outside toys.

This is the first room of the home. We use it as my wifes primary daycare room.
This is a view of the dinning area. I wall mounted and installed a fire extinguisher, first aid kit, and 1 of the two interconnected fire alarms in the home.
This is a view of the kitchen. I had a cable outlet installed on the counter so my wifes daycare can watch kids shows from the daycare room and so my wife can watch her favorite show (Sponge Bob Square Pants) when she's hookin up dinner for us.

This is one side of the den. This side has 3 windows that face the side street were the garage is.
This is the right side of the den. This side of the room has a gas fire place in a brick frame with a large wooden mantel.
In this picture you can see the comfortable leather chair with my star wars towel on it. My mom and grandma got me as a house warming gift. Thanks ladies I love the chair.

On this side of the den you can see my pride and joy. My 42inch plasma, self wall mounted digital hd tv.
This is the hall way to the bed rooms. Just before you get to the hallway inside the daycare room, I have installed and wall mounted a professional 130lbs. limit baby changing station & storage shelf for my wifes daycare, and I also installed 1 of the 2 interconnected fire alarms in the hall way.
This is the main bathroom / kids bathroom. The bathroom is a full bathroom (tub,shower,toilet, & sink) decorated in a sponge bob theme and I have installed a motion sensor light switch to cut on and off the lights for my forgetful brats.

This is the master bedroom. I have installed a pygmy ceiling fan and will soon be making it remote controlled.
This is the other side of the master bed room. This side of the bed room has a small closet that cannot be seen in the picture, and the door to the bathroom / walk in closet.
This is the bathroom. Its a full bathroom (tub,shower,toilet, & sink)

The closet is probably 7 X 7 feet roughly.

The home has a detached two car garage that is 24 x 24 with power. I installed a motion sensor light and new locks.
I'll update the blog as I do more improvements such as vinyl siding, painting, replacing older model ceiling fans with new hip ones, sky lights, huge back deck, landscaping, and removal of some stumps.

Good News & Jackass News
Well here is the good news. The appraisal came back today and we will start out with 2k in equity. So we are cool with that. The jackass news is the contractors that were doing the repairs didn't do a very good job and now we are waiting for them to come back out and do the job correctly. I really don't see having the contractor come back out and do a better job as a problem it is just a minor annoyance that I would rather not have, but hey such is life. We can't wait to get into our first home.

Everything is going well
As of today I personally saw the contractor working on the new place. I talked to the guys and they said the work was pretty routine and should be done by next week, so lets all jump for joy (only 2 1/2 more weeks till closing). The appraisal has also been ordered and I should know the results of it before the weekend. My family has started packing and getting this rental home ready for inspection so we can get our deposit back. This is a really stressful time but its kind of like being a kid again counting down to Christmas day.

A problem fixed and I'm back on track
I've been having problems with the licensed home inspector I hired. Just to clue everyone into what I've been going through with this guy here is a copy of the email I had to send this guy in order to get my report. Also my real estate broker and the mortgage company say everything is still on schedule for my March 28 closing date.
Well as you can see the inspector was a dumb ass. I had to track the guy down last night because he made arrangements to take a copy of my report and a refund check to my real estate brokers office and never showed up. I ended up meeting him in Kmart parking lot to get what I was owed. I got my report and I got a check for a full refund. Now all I have to do is hope the damn check doesn't bounce.

I hired you to do an inspection on Friday, February 23,2007. The inspection had to be finished on Saturday, February 24,2007, which was no problem. On Saturday the 24th, you said I would receive a report by Monday the 26th or Tuesday the 27th at the latest. On Tuesday I called to confirm that you were sending the report, and you stated I would receive the copy by Tuesday evening in my email. By Wednesday the 28th, I still hadn't received the report. Myself and my real estate broker called and left several messages throughout the day on Wednesday, February 28,2007. Our phone calls were never returned. This morning Thursday, March 1, 2007, I called you around 7a.m. and you stated that you would email me a copy of the report in about a 1/2 hour. I waited until 11:30 a.m. and I still have no report. Your contract states that I should have the report within 3 business days. You are in clear violation of your contract. At this time I have tried to call you on your phone and your phone will no longer accept messages. At this point, I no longer wish to have your services and I would like a full refund. Due to your negligence, I am now in violation of my contract to submit repair requests. Please contact me in order to arrange the full refund. (This was some of my personal info). If you don't call and confirm my refund by 8p.m. on March 1,2007, I will be contacting the local licensing authority about your negligence.

A New Problem
Well, I'm now waiting to see if the owner of the home is going to be able to make the necessary fixes. Its my understanding that the owner may not have the funds to do a 2 - $4000 fix. The wife and I are sitting with our fingers crossed. If the owner doesn't come up with the fixes then we're out and looking for something else.

Problem
Well I just had a home inspector check out the home and most things were just fine. There was one big problem found. Most of the wood under the home floor is beginning to rot, my Realtor has submitted a request to have the owner replace this major problem. Chances are pretty good that the problem will be fixed and my family will be back on track.

I'm buying my first home
Front of home around 1500sq ft 1/2 Acre fenced in backyard with pool
Well here it is my very first home, all 1500 square feet of it on its 1/2 acre lot with 3 bedrooms, 2 full bathrooms, living room, den, & a detached two car garage.
After renting for our entire adult lives (ages 18 to n0w-29) my wife and I are taking the plunge
into owning our own home.

I don't have any other pictures of the rest of the home, but the master bedroom is 13x10 and
the garage is 24x24.
We made a bid and it was accepted by the owner , so now we are just waiting to get the agreement signed by the owner (the owner lives in Florida). We have a closing date of March 28, 2007.
My wife runs a licensed 4 out of 5 stars home child care center so our plan is to very quickly after moving in have the 24x24 garage turned into a stand alone family room just for our kids and us. The living room and the den, after the garage is transformed will be just about all daycare space.
Buying a home is a confusing and stressful thing to do. I'll try to update this blog with pictures to show the move and the transformation of the garage into a family fun land.
